A buyer’s view while choices can still change

Bring me in at framing or finish selection. I’ll walk the house with you and tell you which choices buyers in that neighborhood reward, and where the spend is unlikely to come back in the price. It is the part of my work I enjoy most.

Pricing a house with no true comparable

A new home on an established street rarely has a sale to measure against. I read the buyers who are actually looking at that street, size and price this season, and I’ll walk you through my thinking in person before you commit to a number.

A presentation that shows what you built

Luxury staging, personally designed and directed by me from my own inventory, so the rooms read at the scale and finish you delivered. Photography, film and twilight images are scheduled for when the landscaping is in and the house looks its best.

A launch built around your carrying cost

Every week unsold has a cost to you. I plan the launch around the calendar — season, broker tour, open-house weekends — and market actively, including directly to Mandarin-speaking buyers.

I represent you as the seller. Design, construction, engineering and financing decisions stay with your own professionals; my input is about what the market will value and how the house is brought to it.

    A lot you are considering, plans in review, a house in framing, or one a few weeks from finished. A short note is enough to start.

    A site walk and a plan

    I’ll visit, see the house and the street, and give you my read on the likely buyer, the finish priorities and the timing. Before it is ready to show, your project stays confidential.

  3. 03

    Launch — and the next one

    When the house is ready it goes to market properly, to every buyer, on a calendar we agreed in advance. When your next project starts, we start earlier.
