What I did
You do not argue a buyer out of something they can hear. You give them something else to look at.
Custom premium staging throughout, and a bunk bed in one of the bedrooms. I do not think another agent here had done that. It was fun, and it showed a family exactly what that room could be for them.
The result
It sold for $7.94M — within a whisker of the asking price, after two listings that had not got there at all.
