A broker’s opinion of value, not a certified appraisal — I’m not a licensed appraiser. Where a formal appraisal is called for, I can refer appraisers who do that work.

Net-proceeds estimate before a dollar is spent

What the house is likely to net after preparation, carrying costs and sale costs — before anything is committed. It gives a trustee a number they can justify to beneficiaries.

Clean-out, estate sale, repairs, staging, photography and marketing — coordinated by one person, using vendors I have worked with for years. Progress photos go to family members who are out of town.
