I do. I’m Maggie Ma, a Palo Alto listing agent, and customized luxury staging is included in my listing commission, with no separate staging fee.

I also own the staging company and its furniture inventory. I personally design and direct the entire staging process — from the concept and furniture selection to the room layouts and finishing details.

My standard listing commission is 2.5%. The same listing-service package applies under my three qualifying 2% arrangements, and there is no separate staging fee either way.

What does personally designed staging mean?

I start with the home itself: its architecture, light, proportions, and the way people move between rooms. Those details guide my choices.

I decide how to arrange the spaces, which pieces to use, and how the colors, textures, artwork, and accessories work together. My team handles delivery, installation, and removal under my direction.

For me, luxury staging means quality furnishings, thoughtful composition, and attention to the details that make a home feel inviting.

Why I own my staging company

Design is a part of the work I care deeply about. Owning the company and its furniture collection gives me direct involvement in both the creative decisions and the practical planning.

I can consider the staging alongside the garden, any selected improvements, the photography, and the experience of visiting the home. Those decisions should feel connected.

My goal is to bring out what is distinctive about your home and help buyers see how they might live there.

What if you are still living in the home?

We’ll discuss that at the beginning. An occupied home needs a plan that considers daily life, existing furnishings, and how much disruption you are comfortable with.

I’ll recommend the appropriate scope after seeing the property. We’ll agree on the spaces involved and the practical arrangements before installation.

What should you compare when an agent includes staging?

Ask to see examples of the agent’s actual listings and discuss:

  • Who makes the design decisions.
  • The quality and style of the furnishings.
  • Which spaces are included.
  • How the plan responds to your particular home.
  • Who coordinates installation, photography, and removal.
  • The written scope and any applicable conditions.

Included staging is a useful part of a listing package. Understanding the design and service behind it helps you make a more informed comparison — and what a separate staging quote covers is a useful reference when you are weighing one proposal against another.

Part of the complete selling plan

Staging works alongside pricing, preparation, marketing, buyer outreach, and negotiation. I bring those pieces together around your home and your priorities.
