Questions sellers ask How much more is a house worth with an ADU in Palo Alto?
The honest answer is that the sales record cannot give you a number, and anyone producing one from MLS data is guessing. Of 2,292 Palo Alto single-family sales, 138 carry a recorded second-unit square footage. Those homes sold at a median $4,505,000 against $3,617,000 without one — but they are much larger houses, a median 2,434 square feet of main house against 1,964, so most of that gap is the house rather than the unit. Matched by main-house size the difference swings from about $130,000 below to about $370,000 above, with no consistent direction.
What the record carries
The MLS export behind these figures has two fields for a second unit: a square footage, and a description. Across the 2,292 sales:
- 203 records name a second unit in the description field — 74 as an ADU, 41 as a guest house, 67 as “other”, three as an apartment over the garage, and the rest in combination.
- 138 records carry a square footage for it. The median recorded size is 398 square feet.
Everything below uses the 138 with a recorded size, because a description with no measurement cannot be compared to anything.
Why the headline gap is mostly the house

An $888,000 gap looks like an answer until you notice the houses are 470 square feet apart before anybody counts the cottage. In a town where the median sale runs near $2,000 a square foot, that difference alone accounts for most of it.
Matching on main-house size instead:

Two bands negative, two positive, and the whole spread inside a single town. The largest band, houses over 3,500 square feet, is left out here because those 39 sales differ from their comparison group in almost every other respect as well and the number would be noise dressed as a finding.
So: the record does not support a dollar figure for what an ADU adds in Palo Alto, and this page will not print one. The sample is small, the units range from a 200 square foot studio to a full second dwelling, and nothing in the export records whether any of them is permitted.
What an ADU does to the sale itself
This part the data is clear about. Homes with a recorded second unit closed at a median 100.0% of their first asking price in twelve days; homes without closed at 103.8% in nine.
Two readings are consistent with that and the export cannot separate them. They may be priced more accurately on day one, because a house with an unusual feature is harder to price low and let the market find. Or the pool of buyers who want and will pay for a second unit is narrower, and a narrower pool produces fewer competing offers.
Either way, a house with an ADU behaves less like a bidding-war house and more like a negotiation, and it is worth planning the listing on that basis rather than on the town median.
What actually decides the number
Four things, none of which are in the export, and all of which are established on a specific property:
- Whether it is permitted, and as what. An ADU with a final inspection is a different asset from a converted garage. This is the first thing a buyer’s agent checks and the first thing that changes the price.
- Whether it is legally rentable, and what the city’s current rules allow for that lot.
- Whether it is genuinely separate — its own entry, its own utilities, its own outdoor space, or a room with a kitchenette at the end of a shared hallway.
- Who the buyer is. Multi-generational households, a household needing an office or a household wanting rental income each value the same building differently, and only one of them is buying on the income.
Before you price it
Pull the permit file first. Almost every difficult ADU conversation in a Palo Alto escrow starts with a document that should have been read eight weeks earlier, and the disclosure obligations that come with an unpermitted structure are their own subject.
The market figures in this section come from Maggie’s own analysis of 2,292 Palo Alto single-family sales recorded in MLSListings between 2021 and 2026. They are medians across many homes and describe what has already happened, not what will happen to one address. Where a street carries fewer than ten recorded sales it is named as a small sample and no rate is given for it. No individual home’s asking price or days on market is published here.
